Hi, we’re Kathleen and Caitlin, the mother-daughter team behind ODonnell Group Realty.

Meet Kathleen: Founder & Co-Owner
Over the years, I’ve built lasting relationships with clients and a trusted network of brokers, builders, and tradespeople. With a background in construction and hands-on experience working alongside builders, I’m able to help clients look beyond the surface—whether that’s identifying the potential in a property, sourcing land, or planning and executing thoughtful renovations. It’s a perspective that allows me to guide buyers and sellers with a deeper level of insight and confidence.
My career began in Washington, D.C., Maryland, and Virginia before I relocated to Portland in 1997. In 2007, I founded O’Donnell Group Realty, and that foundation has shaped how I serve clients today—combining market expertise with a practical understanding of how homes are built, improved, and valued.
I’m especially grateful to now be working side-by-side with my daughter and business partner, Caitlin Michael Riley, as we serve clients across both Oregon and Washington.
With nearly three decades of experience, Kathleen O’Donnell is one of Portland’s top-producing brokers, renowned for her expertise in both luxury residential and commercial investment real estate.
Kathleen holds a Principal Broker’s License and has earned some of the industry’s most prestigious designations, including Certified Relocation Professional (CRP), Certified Residential Specialist (CRS), Certified Luxury Home Marketing Specialist (CLHMS), Certified International Property Specialist (CIPS), and Accredited Buyer Representative (ABR). She is also a Diamond Platinum Member and Past President of The Circle of Excellence, representing the top 10% of brokers in the market. Recognized as a Portland Monthly Five Star Real Estate Agent (2011-2025), Kathleen is known for her strategic market insight, elite negotiation skills, and deep network.
Meet Caitlin: Co-Owner
After a decade in the industry, I try to bring a modern, high-touch approach to real estate - combining strong negotiation strategy with a deeply human, relationship-first way of working with my clients.
Fluent in French, Italian and almost Spanish, and having spent time living in Europe, I work comfortably with international clients and cross-cultural relocations. Before real estate, I worked as a professional actress in Los Angeles, which shaped my ability to read nuance, communicate under pressure, and build trust quickly - skills I now use every day in negotiation and client representation.
I’m proudly queer and believe real estate should feel safe, respectful, and inclusive. Whether working directly with LGBTQ+ clients or through referrals from trusted colleagues, my focus is always the same: every client deserves to feel fully seen and fiercely represented.
Caitlin Michael Riley is a Luxury Home Marketing Specialist (LHMS) and Real Estate Negotiation Expert (RENE), and was featured as a “Realtor on the Rise” in Real Producers magazine in recognition of her work in high-end residential real estate and client advocacy.
She is licensed in Washington with Compass. While Compass is not yet in Oregon, this affiliation connects her to one of the most innovative and collaborative luxury real estate networks in the country, expanding access to tools, strategy, and relationships that benefit her clients across state lines.

ODonnell Group Realty Referral is an extension of our boutique practice built on a vetted, relationship-driven network of trusted real estate brokers.
For clients, this service provides seamless introductions to high-performing brokers in markets where we do not personally operate - ensuring continuity of care, strong representation standards, and a consistent level of service wherever you are moving.
For licensed brokers, we also offer a referral-based partnership model. Choose to work with us as referral partners - either send client opportunities our way or collaborate in a referral-only capacity within our network.
Every placement is intentional. We prioritize aligned standards, clear communication, and trusted relationships on both sides of the transaction.
